Can't afford to buy and would be impossible to get a mortgage as a poker player + I only need a place for 10 months or so - till I go to uni

Rent money is dead money mate, definitely not the most +EV move. If you have enough for a deposit and you can get your parents as guarantors just take out a mortgage, otherwise 1k rake a week is sick.
